By isolating these specific zones, I was able to identify that the moisture accumulation was isolated to the area of thermal bridging near the HVAC ductwork, rather than a widespread foundation leak.
The Findings: The pin less meter detected elevated moisture levels in the drywall behind the north wall, while air sampling confirmed the presence of Aspergillus spores.
